A village opening date is not a build date for your specific house — homes went up over many years within each village — so treat this as a starting point, not an answer.

How to check yours in five minutes. Look under sinks, behind the toilet, at the washing machine hookups, and at the water heater connections. Polybutylene is usually gray, sometimes blue on cold lines, and stamped "PB2110" repeating every few feet. Original fittings are gray or white plastic.

Why it matters more than other old plumbing. Polybutylene fails from the inside. Chlorine and chloramine in municipal water attack the polymer over years, creating micro-fissures until the wall lets go. There is usually no drip, no stain, no warning — the pipe looks fine right up until it does not. That is why these losses tend to be large: they happen behind a wall, often while nobody is home.

It is also worth a call to your insurance agent. Carriers ask about polybutylene, and some restrict water-damage coverage on homes that still have it. Better to know what your policy says now than during a claim.

The one that soaks ceilings: AC condensate

This is the most common non-emergency water loss we see in this area, and it is almost entirely preventable.

Your air conditioner pulls gallons of water out of the air on a Gulf Coast summer day. That water leaves through a condensate drain line. When that line clogs with algae and biofilm — which it does, in this climate, reliably — the water backs up into the drain pan. Prevention is genuinely trivial: flush the condensate line with a cup of distilled vinegar a few times during cooling season, and make sure the secondary drain pan and its overflow switch actually work. A float switch that shuts the system down when the pan fills costs very little and prevents the whole scenario.

Two consequences worth knowing:

Flooding can arrive after the rain stops, as water works downstream. The sky clearing is not the all-clear.

Why response time matters more than anything else

Wet materials in Southeast Texas humidity can begin growing mold within 24 to 48 hours. Houses here do not dry passively — without mechanical drying, moisture redistributes into framing, subfloor, and wall cavities rather than leaving.

That is the whole argument for calling quickly. A loss that starts drying in six hours and a loss that starts in three days are different projects with different costs, and often the difference between drying materials in place and cutting them out.
